What a custom home actually costs in Sydney (2026)
Mid-range custom homes across Greater Sydney sit between $3,800 and $5,500 per square metre. Architect-grade premium work runs $5,500 to $8,000+. Volume project homes can advertise lower, but they exclude site costs, upgrades and finishes that real owners always end up needing. Our new builds are quoted line-by-line so you see exactly where the money goes.
The five things that swing the price
Site slope and access, soil class, two-storey vs single, joinery and stone selections, and council pathway (DA vs CDC). A flat block in the Inner West with a CDC pathway will always price differently to a sloping Eastern Suburbs site needing a full DA. We walk every site before quoting — see how on our about page.
Fixed-price vs cost-plus — which protects you
A fixed-price HIA contract locks the build cost before a sod is turned. Cost-plus contracts pass every overrun to you. Rivers Edge only writes fixed-price contracts with a documented contingency, and any variations are costed and signed off before work starts.
How to read a builder's tender
Look for line-item pricing (not lump sums), named PC and PS allowances for tapware/appliances/stone, a written program with milestones, and named warranties. A vague two-page quote is a red flag. Ours run 20+ pages — talk to us about your scope via the contact page.
Timeline expectations
Design and approvals: 4–9 months. Construction: 9–14 months for a typical 280–350m² home. We share a weekly photo log so you always know where the build stands. See recent finished homes in our projects gallery.
