Volume project homes can advertise lower, but they exclude site costs, upgrades and finishes that real owners always end up needing. Site slope and access, soil class, two-storey vs single, joinery and stone selections, and council pathway (DA vs CDC). Fixed-price vs cost-plus — which protects you

A fixed-price HIA contract locks the build cost before a sod is turned. Cost-plus contracts pass every overrun to you. Rivers Edge only writes fixed-price contracts with a documented contingency, and any variations are costed and signed off before work starts.

How to read a builder's tender

Look for line-item pricing (not lump sums), named PC and PS allowances for tapware/appliances/stone, a written program with milestones, and named warranties. A vague two-page quote is a red flag. Ours run 20+ pages — talk to us about your scope via the contact page.
